For SBS, Modified Bitumen & Elastomeric Membrane Roofs

Extend the Life of Your Membrane Roof — Without Costly Replacement.

SBS and modified bitumen membrane roofs are built to last — but UV oxidation, thermal cycling, and surface granule loss quietly erode their performance year after year. NanoProtect’s GoNano membrane treatment restores waterproofing integrity, extends membrane life, and protects your building without the disruption or cost of a full tear-off.

What Is an SBS or Membrane Roof?

SBS (Styrene-Butadiene-Styrene) modified bitumen is one of the most widely used roofing systems in Alberta — found on residential garage roofs, commercial buildings, low-slope additions, condos, and flat-section mixed roofs. It’s a flexible, layered membrane system typically applied with a torch or cold-adhesive, finished with a granulated or smooth surface.
Elastomeric and modified bitumen membranes are valued for their durability and flexibility across temperature extremes — but they’re not maintenance-free. Without proactive surface treatment, membrane performance declines predictably over time.

How Alberta’s Climate Attacks Membrane Roofs

UV Surface Oxidation — Intense Alberta sunshine oxidizes the membrane surface, causing the top layer to chalk, stiffen, and crack. Surface granules loosen and the membrane loses flexibility.

Biological Growth — Algae and moss root into granule voids and surface cracks, introducing moisture and accelerating surface breakdown.

Thermal Stress — Extreme temperature swings (from -30°C to +35°C) cause repeated expansion and contraction. Over years, this stresses lap joints and seams — the first places leaks develop.

Ageing Adhesive — Seam adhesion weakens as membranes age, and lap joints begin to lift — allowing water infiltration at the most vulnerable points.

Ponding Water — Flat and low-slope membranes are susceptible to standing water. Even small depressions accumulate water that stresses the membrane and accelerates seam fatigue.

Hail & Debris Impact — Physical impacts puncture or crack aged, brittle membrane surfaces that have lost their original flexibility.

GoNano Membrane Treatment — What It Does

NanoProtect applies the GoNano membrane treatment system specifically formulated for SBS and modified bitumen surfaces. Unlike a simple surface sealer, the GoNano formula penetrates into the membrane structure, restoring lost flexibility and creating a renewed waterproofing barrier from within.

✔  Penetrating formula — works from the inside of the membrane, not just the surface

✔  UV-reflective surface treatment — reduces thermal stress and slows future oxidation

✔  Restored membrane flexibility — counteracts UV-related brittleness

✔  Biological growth inhibitor — treats and prevents algae and moss

✔  Renewed waterproofing barrier — stops moisture infiltration at the membrane level

✔  No tear-off required — applied over existing membrane in qualified cases

✔  Seam reinforcement — treatment applied at lap joints and high-stress seam areas

✔  One-day application — no business disruption for commercial properties

⚠️  CONTENT NOTE:

Not every membrane qualifies for treatment. Active leaking, compromised insulation, or widespread delamination may require repair or replacement before treatment is viable. Our free inspection will give you an honest assessment — we do not treat roofs that won’t benefit from it.

Who This Service Is For

✔  Residential homes with flat or low-slope SBS garage roofs

✔  Property managers looking to extend membrane life and defer replacement CapEx

✔  Condo and strata buildings with membrane flat-roof sections

✔  Older membrane roofs still structurally sound but showing surface degradation

✔  Commercial buildings with modified bitumen or torch-on membrane systems

✔  Pre-sale treatments — improve membrane condition and add documented warranty

✔  Mixed-pitch properties with a flat membrane section alongside shingles

✔  Buildings where repair is complete but surface protection is still needed

Also managing shingle sections or other surfaces? We assess and treat multiple roof types in a single visit — one quote, one team, one day.

Our Membrane Inspection & Treatment Process

1

Free Roof Inspection

We assess your membrane surface, check seam and lap joint condition, identify ponding areas, and document the overall membrane health. Written report provided at no charge.

2

Honest Recommendation

If treatment is viable, we recommend the appropriate application and provide a transparent quote. If the membrane requires repair first, we’ll advise on sequencing. If replacement is unavoidable, we’ll tell you clearly.

3

Surface Preparation

We clean the membrane, address any pre-treatment repairs needed, and prepare the surface for maximum treatment adhesion.

4

Treatment Application

GoNano membrane treatment is applied carefully across the full surface and reinforced at all seam and flashing zones.

5

Warranty & Documentation

Written warranty certificate, treatment record, and post-treatment photos provided. Full documentation package available for commercial and property management clients.

Frequently Asked Questions — Membrane Roofs

How do I know if my membrane roof qualifies for treatment?

The primary qualification factors are membrane structural integrity, seam condition, and whether the insulation beneath has been compromised by water infiltration. Our free inspection assesses all of these and provides a clear recommendation.

How long does GoNano membrane treatment last?

Treatment longevity depends on the membrane’s condition at the time of application and local environmental exposure. Our technicians provide specific expectations and warranty terms based on the inspection results.

Can you treat a membrane that's had some seam repairs?

Yes — once repaired areas have been properly addressed, the full membrane can be treated. We review all repair work during the inspection before recommending treatment.

Is there disruption during treatment?

No. Membrane treatment is applied from the building exterior. There is no interior access required and no disruption to tenants or building operations.

Do you treat SBS roofs on condos and commercial buildings?

Yes. This is one of our most common commercial services. We offer bulk pricing and full documentation packages for property managers and condo corporations — including reserve fund documentation. See our Property Managers page for more.
